Privacy policy
Short version: we collect what we need to monitor your property and contact you when something changes. Nothing else. We don't sell your data. Ever.

What we collect
To run DeedShield we collect three categories of data:
- Account data — your email address, optionally your name and phone number, and the email of any secondary recipient you add for family monitoring.
- Property data — the address(es) you ask us to monitor, the parcel identifier we resolve it to (e.g. BBL for NYC), and the recorded documents we pull from county systems against those parcels.
- Usage data— when you sign in, when alerts fire, when you acknowledge a filing, and similar operational events. We don’t use third-party analytics that profile you across the web.
Why we collect it
- Email — to send you sign-in links and alerts.
- Phone — to send SMS alerts (only on plans that include SMS).
- Address & parcel — to query county recorders for changes.
- Secondary recipient — to copy a family member on alerts, if you ask us to.
- Usage events — to operate the service, investigate bugs, and prevent abuse.
What we don’t do
- We don’t sell your personal information to anyone, for any reason.
- We don’t share your data with advertisers or data brokers.
- We don’t track you across other websites.
- We don’t store credit card numbers — payment is handled by Stripe.
Where the data lives
Account, property, and alert data is stored in Postgres at Supabase (US region). Evidence-packet PDFs are stored in Supabase Storage, accessible only by the user who generated them. Authentication is managed by Supabase Auth (magic-link email). Payments are processed by Stripe; we store Stripe customer + subscription IDs but not card data.
Who can see your data
- You can see everything you’ve put in.
- Our small team can see operational data when investigating issues.
- County recorders cannot see who’s monitoring what — we query public records systems on your behalf, but DeedShield does not announce itself to them.
- Law enforcement, only when compelled by a valid subpoena or court order, and we will tell you when we can.
Your rights
You can access, correct, export, or delete your data at any time. Email us at privacy@deedshield.netand we’ll respond within 30 days. California residents: you also have rights under the CCPA; see “Your privacy choices” in the footer.
Cookies & tracking
We use a single first-party session cookie to keep you signed in. We do not use third-party tracking cookies, ad pixels, or session replay tools.
Children
DeedShield is not directed at anyone under 18 and we do not knowingly collect information from minors.
Changes
If we change this policy we’ll update the “Last updated” date at the top, and for material changes we’ll email you before the change takes effect.
